    We confidentially present your property to builders whose acquisition criteria match. You see real interest, not theoretical estimates.

    Contract & Diligence

    When a builder commits, we structure a purchase agreement with terms that protect you, then coordinate due diligence, surveys, and approvals.

  5. 05

    Closing

    We work alongside your attorney through closing. The builder pays our fee — you keep your full negotiated price.

Does it cost anything to have you review my land?+

No. The initial review and any subsequent builder outreach are at zero cost to the landowner. We're compensated by the builder when, and only when, a transaction closes.

Will my property be publicly listed?+

No. We never list your property on the MLS or place public signage. The process is confidential from start to finish.

How long does the process typically take?+

It varies by parcel and builder, but a typical engagement runs anywhere from 30 days to 90 days from first conversation to closing — with an average time of 51 days to close on a deal and the seller to receive funds.

Do I need my own attorney?+

Yes — and we strongly recommend it. We work alongside your attorney to handle contract execution and closing logistics.

What size parcels do builders look for?+

Builder interest typically starts around 5 acres for infill projects and runs to several hundred acres for larger communities. Smaller or larger parcels are sometimes a fit depending on location.
